I’m about to become a landlord for a domestic property and am reviewing various landlord insurance policies. I often see clauses like these:
What is covered:
Fire, Smoke, Explosion, Lightning, and Earthquake.
Riot, Civil Commotion, Strike, Labour or Political Disturbance, Malicious Persons, or Vandals. The most we will pay for damage caused by anyone lawfully in the property is £5,000.
Does this mean that if a tenant (or someone visiting the tenant) deliberately burns the house down, I would only receive up to £5,000?
If so, does anyone know of a landlord insurance policy that provides full coverage in such scenarios?
Speak to an insurance broker about it, but my understanding is accidents caused or received by a tenant is the main benfit of landlord insurance policies.
Thanks for your feedback. I have done a bit more digging and it seems that for some insurances a tenant deliberately burning down a property would fall under the fire peril as arson. That is it would be covered under the first clause and not the second clause so it would be fully covered - no £5k limit.
