Inventory reports on change of tenant

My first tenant is leaving the property next month and I have found a new tenant who will move into the property a week after the first leaves. In that week there will be the usual end of tenancy clean and I need to organise an inventory report. I had a report completed before my first tenant moved in (£85). Open Rent offer a check out service (£75), does anyone know if I can use this to act as the check out report for the first tenant and as the starting report for the new tenant. Or do I need to have two separate reports completed?

I’d go for a new report at the start of each tenancy. Should you need to make a claim against your new tenant, it will give you significantly more credibility with the deposit service adjudicator if you have a current and well composed inventory report relating directly to the tenancy. See if your inventory clerk can do you a combo deal.
