Hi have a tenant who would like to rent and I don’t have an issue over them renting. I had to report that back to the mortgage lender ( no idea why ) but they came back ok in the end.
ANYWAY!!!
She has an Iva from past relationship where her partner left and left her in debt to pay for it all.. She has kept up on all payments and the IVA finishes next year early. So I am ok with that.. life happens.. and she has been honest with it and has a guarantor to back her up.. Plus her partner who has no credit issues or IVA’s

Ultimately this is your decision on whether to proceed. We offer some guidance on proceeding with tenants who do not pass referencing here. One of the suggested options is requesting a UK-based guarantor.
yes she has that in place with a UK based Guarantor and also a direct family member. Which I am happy with.. I have stated that as part of the contract that a re test of the vetting process next year so it shows she is now clear I think would just keep my records straight and ultimately her’s as well. Is put in the contract

Next year, due to the RRB, all contracts are likely to roll into periodic, so even if you re-checked her & she failed even worse than now, you would not be able to terminate the contract which she would already hold. You’d be tied in anyway.
