Landlord obligations after possession order

Hi all. I have been through the process of serving a S21 notice, and subsequently being granted a possession order by the county court. The date on the possession order has passed and I have applied for a warrant of possession.

I believe that my obligations as a landlord remain until the tenant has actually left the property, but I just wanted to check the practicalities of this point. My gas safety certificate will need renewing in a couple of months. If this is only a few days/weeks before the bailiffs are due to attend, is there any point in doing it? (If I’m lucky this won’t be an issue but I understand there is a large backlog that means the tenant may still be in possession for a while).

In order for there to be no problem or dispute I would go for a new gas certificate

Thanks Colin. Sadly, I think that’s the prudent thing to do. I am just haemorrhaging money in legal fees and rent (as I need to sell the flat to buy myself somewhere to live, and am renting in the meantime) so looking for any savings I can. But I think you’re right. It’s probably not worth the legal risk to cut corners, even right at the end.

The tenant may not want to let you in so record all you do and say , with an independant witness to events, if poss.

Good point - thank you. I have been taking a deep breath and being extremely courteous so far, and communicating in writing only. I will keep doing that right up until the end!
