Please how can i get my Landlord’s number or email? The agent doesn’t want to respond
It’s a legal requirement for them to pass on the LL’s contact details.
Complain to the agent in writing and warn them that if they don’t comply, you will escalate the complaint to whatever redress scheme they are members of.
Be aware that the agent doesn’t have to do more than give you an address, and you might get no response from writing to that address because the LL might choose only to contact you through the agent.
What’s the issue?
As above, go back to the agent and demand the landlords address under s1 Landlord and Tenant Act 1985 and s47 Landlord and Tenant Act 1987.
I passed all my referencing including affordability but my partner did not. We provided a guarantor and equifax could not locate her credit score. I don’t want to lose the property because it is 10mins walk to my office.
OK, so he’s not your landlord, but your prospective landlord. That makes a big difference to your rights.
Can you afford the property on your own?
It sounds like the Agent is finding a tenant on behalf of the Landlord, so its the agent you need to convince, as they will be advising the Landlord. If the agent is not responding, it sounds like they may already have made a decision, which you may need to accept & move-on.

See if theyll allow you to be the named tenant and have your partner as a permitted occupier.
If the main tenant move out and the permitted wants to stay whats the rights of the permitted ?

If the permitted occupier never paid rent to the landlord ( the landlord must not accept rent from them )or is not named on utilities, they have no legal rights when the tenant leaves. They literally become a squatter and can be removed by the police.
My solicitor is not keen on it. He said that in his experience if it goes to court the judge favours them ( if they can prove they have been paying utilities etc) .
My guarantor had to do a credit check with Equifax and she was charged £15. she uploaded the check on open rent but it was not updated. she even sent it to the letting agency and they told me they’ll check to know if it can work. has anyone experienced this before? will it be accepted?
