If you are a landlord and have a letting agent who manages the property on your behalf, then the agent must provide the Information Sheet to the tenant, even if you have also provided it.

You must give this Information Sheet if the tenancy:

  • is an assured or assured shorthold tenancy
  • was created before 1 May 2026
  • has a wholly or partly written record of terms (including a written tenancy agreement)

You must give this Information Sheet by 31 May 2026, or you could be fined up to £7,000.

If tenancy not created using OR or tenants didnt get OR email on 1 may (eg change of email address that OR dont know about) you could face a £7000 fine

My tenants are good people, they dont give a fig about the RRA. They just want to live in peace.

This £7000 , who from?

@Ray12 from the council. They might never find out but why risk £7000 when all thats needed is to email a pdf attachment to each tenant.

And your tenants may not “care about RRA” but they will maybe like to know you cant have automatic rent increases and that the max notice they have to give is 2 months even if they were in a fixed contract before 1 may

We dont know yet what compliance data landlords will have to enter on the national database when it comes onstream, but its possible that this may include evidence of service of the RRA Information Sheet. Given the Government’s recent announcement that local authorities will be required to use the database for landlord enforcement, this seems like a risk that no-one should be taking.

Knock someone over the head and rob them , the fine will be nowhere near 7000

Its also worth saying for any landlord that hasn’t yet served the notice, that given that its now Sunday 31st May, the CPR requirements for service of documents and notices means that the only legal way to do it now is hand delivery.

Sorry, a correction to my previous post, electronic service is still of course possible up to midnight this evening provided the tenant has previously consented in writing to receiving notices and documents this way.
