Landlords House insurance problem

Hi Everyone

A friend has inherited a house with a tenant that is being evicted over the next 2 months.

When they go to landlord insurance sites they ask a lot of questions about the tenant background check, referencing and credit history. The long standing 20 year history of the tenant will not provide this information or cooperate and he has never had a tenancy agreement as he was the partner of my his ex wife.)

My Question is, How do I get Landlords insurance for liability and property rebuld/damage on the House without the cooperation of the tenant?

Go to a good broker who understands landlord insurance. Its should be possible to get house, contents and landlord liability cover, but you probably wouldn’t get rent guarantee insurance.
