The inventory clerk who did my Check-in inventory on Saturday told me that any dispute at the Check-out stage would automatically be rejected in favour of the tenant if the inventories had been carried out by the landlord and not an independent inventory clerk. Does anyone have any evidence that this is true or whether it is marketing hype?
Following. No Idea. But I do my own inventories and we both sign at check in/check out. A dispute would be irregardless if its the landlord or inventory clerk

It’s probably true that an independent adjudicator working for a deposit scheme’s Alternative Dispute Resolution (ADR) service would trust the inventory of an independent inventory clerk more than one compiled by a landlord, but so long as both the landlord and tenant sign the inventory to declare they believe it to be an accurate and complete account of the condition of the property and any furnishings, then an inventory performed by a landlord is still a powerful piece of evidence. It can be improved further with high-resolution, data photographs.
It is certainly not worthless! In the case of a dispute going to ADR, the landlord is obliged to prove any damage and a signed inventory is one of the best ways to do this.

I would also suggest that to take photographs too as evidence with full written report.
Also I use date stamp app so photos can be stamped as evidence if needed.
I do inventory on the 1st day also request tenants to recheck and can take photos too.
I do make sure property is professionally clean and also add in inventory.
