If I let an letting agent market my property but find a tenant myself then would I have to pay the agent anything for advertising it?
That will entirely depend on what the contract you sign with the agent says. You can always request copies of the contract from agencies before you sign and have an open conversation with them about issues just like this one.
In the past, when I used agents for fully managed service, I always managed to negotiate contracts to remove clauses (like that one) which I didn’t want to include. I never had an agent object… but then they made enough off me doing the full management while I was overseas. YMMV.
