Letting to a group of 4 colleagues - HMO implications?

We have been approached by a group of 4 colleagues working together on a local project who would like to rent our 4-5 bed house for the project duration of 12 months. From their website, they appear to be joint directors of the same company.

As far as I can see, I think the best way to consider this would be to devise a joint tenancy naming all 4 on the tenancy so they each become jointly liable for the rent should one default.

They would only occupy the property for 4 nights per week then return to their homes outside the area.

My immediate concern is will this have any HMO implications? The team are obviously not family members but are a single group.

Is there anything else I must not overlook. Normally we receive enquiries from local families so this is a new scenario for us.

eg smoke alarm in each room

From what I can glean, some local authorities demand licensing on less than five bed HMO.
Our borough licensing is five and above
Lacors and homestamp are good references to use
