Letting yo a social housing company

Hello Everyone

I got a request from a social housing company offering me a good rent and a holding deposit of 5 months.
Can i know guide me how to document the Tenancy agreement when dealing with a company and the company’s director will be a guarantor for this.

This sounds weird, why would they send you a request for you to rent? And why are they asking you to draft the tenancy agreement? A 5 month holding deposit is illegal, it is capped at one week’s rent. If it sounds too good to be true, it usually is. This sounds like a scam.

I am sorry, i am an accidental landlord and posted ny house on OpenRent.

A Care home company approached me asking to let it to them and below are my questions.

  1. How can i sign up a Tenacy with a company
  2. Can the Company director act as the Guarantor
  3. What typecif insurance and extra costs i need to bear in mind.

Luckily they are going for only 1 year lesse rather than others with 5-7 year leases

This still sounds like a scam. Or a rent to rent scheme which is arguably just as bad. Why would a care home only want a 1 year lease? Surely a credible company would want a multiple year lease. You also haven’t responded to the point on the 5 month holding deposit being illegal.

As you are an accidental landlord, with presumably no landlord experience, then renting to a “care home” sounds like a disaster waiting to happen.

There’s a high demand for rental properties to individuals so I would talk to some local estate agents first.

This is a rent to rent scheme, which I would never recommend to any landlord. Google rent to rent issues to see why.
