Sad and disappointed in Open Rent because my mortgage was paid 3 days late which has led to charges to me of £75!!! I have asked the for a refund but they will not help out - despite me being loyal customer for many years!!!
Any advice?

Well yes in a way because I received the payment on 3rd Feb and it should be latest by end of month. Unfortunately the tenant got paid last date of the month on this occasion, which isn’t usual. I thought the payment by Open Rent would go out on same day, but it took 3 days. They replied to me saying it can take upto 3 days.
I have changed the date of my mortgage payment now to last day of month but if this happens again then even that might be too soon; which means I will always have to have a bigger amount in there. I did have this before but it gradually became less… So I guess it’s a mixture of their fault and the payment dates of tenants.
It does sound like you might need to better organise your bank account to cope with any late payment going forward. As a Landlord, you should always be planning your cashflow to cope with rent coming in late.
That said, Openrent website says “As soon as the rent hits the account, we instantly notify you and the payment is sent to you the same working day”. If you are sure they didn’t do this, you might have a legitimate complaint.
Relying on critical timing like this is not a good idea. There will always be times where payment will be delayed by a few days at least. IE bank holidays and human error. Need to have a payment cushion.
