My Tenant they have damaged my house in only 9 months

My house was fully refurbished , kitchen, bathroom , flooring, carpet, tiles , fully painted , new blinds in the kitchen and bathroom, rented out first of October 2023 until 30/06/2024 they will leave, they bought new house , I went to check the house ,if okay to advertise it for next tenant , but after I seen the house I shocked , I am as a new landlord have no experience what should I do , can you advise please?

Before they moved, promised me to look after the house, as previous landlord very happy , anyway, I made I private video link you can have look and some pictures before tenant moved

If I were you, I would get a quote for repaint the house, repair some of the wall damage and replacement for fridge draw damage. Then go through the deposit deduction. I don’t have much idea how to claim amount beyond the deposit. Hope more experienced landlord will advice.

Make a full and detailed remedial works statement and account with supporting photographic evidence.

If this amounts to more than the deposit sum it is your choice whether to pursue the debt through the court or simply claim back the bond held in a DPS.

If you go down the court claim route, do it online through Money Claim Online and ensure you include a note requesting the court instruct the DPS to release the full bond to you in part payment of the award.

Of course, you need to decide if there is any likelihood of being paid out for any judgement and if you wish to proceed down that route.

Thank you Chris for your advice, the deposit at the moment with my deposit, but I am still unable to claim deposit , I could not find any where to access the deposit , I am going tomorrow to call my deposit may can give a help.

You need to call them ASAP and block the release of that deposit.

I don’t use that service, but I can see from the screenshot “My Deposit” have a chat facility, the blue box to the right of the £800 figure, click on this and ask for the process to be detailed for you to claim it.

Letting property is generally a thankless business, you would be deemed very lucky to find decent, honest, caring tenants who will look after the property as you would or, for that matter, as they would if they owned it. Try not to take it personally, difficult I know but treat the property simply as a business tool.

I issue my tenants with a do’s and don’ts guide to looking after the property, an appliance document wallet with operation and maintenance / cleaning instructions, and a condensation management guide to avoid mould. Well worth the effort of creating your own guide to hand out to new tenants in your property. They just might read it and enhance the care they take in your property, but anything is better than nothing.

You need more than the deposit. Legal action is needed here to recover the damage that is far beyond ‘wear and tear’. This is a disgusting state of affairs.

It’s not difficult to go through the small claims court if the damage is below £10K. Do structure your statement of case and ensure to include very good evidence of the before and after.

If you are unsure of whether you have a case, best to seek some legal advice. If you have legal expenses cover under your landlord insurance, now is the time to trigger it.

Thanks Jay for your help, I am claiming them despite, but still no reply from my deposit , I submitted all the evidence on 08/07/2024 but up to now nothing .
