I have a difficult tenant, not meeting rent or bills, ranting & raving ll hours, aggressive demeanour in extension of our house, horrid! We are insured, lawyers organising section 8 and 21 asap with new legislation pending. Lawyers have requested policy schedule? Not AST. Have copied link/dashboard to property. Not good enough. They have asked me to request OpenRent for “Policy Schedule”.

policy schedule for what? This terminology would normally relate to your buildings, contents or landlord insurance, but it sounds like the lawyer appointed by the insurers are asking, so I’m confused

@Catherine_Jeremy send your lawyers a copy of the signed contract as that will likely be what they want. They won’t be able to access the dashboard as they won’t have your account name/password so a link won’t work. Download it and send them.
If they also want the policy schedule for the insurance you have (rent gtee insurance from Openrent?) they will tell you but this has nothing to do with evicting on s8 grounds or s21 so unlikely your lawyers need it.
The insurance policy schedule will almost certainly have been emailed to you (or an email telling you how to login and get a copy) when you bought it - by the insurers (who will not be OR).

Are these specialist landlord and tenant lawyers? If not, I suggest you find someone else.

Thank fully OpenRent have sent me a link where all documents related to my tenants account can be viewed externally by lawyers. I have forwarded such & only but hope we are closer to serving sections before May deadline,
