I am about to issue a new tenant with an AST and notice this time that the contract stipulates that a Landlord must provide the tenant with details of Landlord’s Insurance.
Is the a legal requirement - I have a number of properties, all under one insurance policy and am not keen to pass any info onto the tenant.
Thank you for your reply - the property is Unfurnished - I am under the impressions that all newly amended AST’s have a new clause mentioning Landlord Insurance - including Open Rent. Whilst I have landlord insurance for all my properties i am not sure if I want to be divulging details to my tenants.
My multi property policy provides a certificate for each property address. I must admit, that I do not routinely issue to tenants, but would be happy to do so if asked, as it does not release any confidential information about any of the other properties.
Can I ask why not? This seems to be a sticking point for you which, if you didn’t object, would make your problem go away.
er… I’m not sure why. OpenRent’s might. I don’t know because I use my own format ASTs based on the govt’s “Model agreement for a shorthold assured tenancy” which you can find by searching for “government AST”. That states at section 4.2
The Landlord must provide the Tenant with a copy of the insurance policy at the request of the Tenant.
This means you only have to provide it if they request it. I’ve never had a tenant request it in over 20 years of letting property, but there would be no reason why you can’t simply delete that clause. It’s not legally binding.
