Hello I am thinking of listing my house to rent here but am nervous . I have it on market for sale now but for 3 weeks but I can’t afford to manage 2nd empty and need tenants who agree to allow viewings. And I can do 6 month short rent. Any advice would be helpful
Don’t do it without the help of an agent, (as you need to rent it out quickly). There are far too many things to take into account, get it wrong and you’ll seriously be out of pocket, or worse.
Not worth the investment of your time learning for just 6 months.

No sensible buyer who is looking to be an owner-occupier will proceed on a tenanted property. Their solicitor will inform them that there is really no such thing as a short let in these circumstances and it takes many months to evict a tenant who doesnt leave after notice.
Speak to your estate agent about the possibility of investor buyers so that you can re-let it, although expect offers at least 10% below market value and possibly more.
