New renters Rights Bill - Fixed term 6/7 month let

We have been renting our property as a fixed term rental in the winter for 6/7 months and then as a holiday let in the summer.

Will I be able to continue to do this with the new renters rights bill?

I’m surprised you’ve been able to do it now! What would you do it the tenant decided not to leave at the end of the 6/7 months but just let the tenancy go periodic? It would take you a year to evict them with s21 at the moment.

With the RRB, you can’t specify a fixed term with assured tenancies. Given the accommodation crisis, I doubt there are many tenants who would only want a 6/7 month tenancy anyway now, but without s21, you would not be able to evict them if they said they did and later changed their minds.

You could just offer it as a holiday let / serviced accommodation all year round though.

Thank you that makes sense. I realise we have been lucky for our tenants to leave after 6 months.

Looks like we have to have it as holiday let all year. The issue with this is it may be empty for large periods of time.
