Has anyone been able to amend their tenancy contracts?
I am having trouble amending the tenancy agreement so the time frame is:
“The tenancy hereby granted is for a fixed term of twelve (12) months, beginning on … and ending on … . Upon expiry of the initial fixed term, unless either party serves notice to terminate, the tenancy will automatically continue as a periodic tenancy on a six (6) monthly rolling basis”
Any advice?
You havent said what you want to change, but I would suggest you dont tinker with a legal document unless you are legally trained. I also wouldnt use that particular tenancy agreement template as it appears to confuse a number of terms.
It is expected that The Renters Rights Bill will become law before your fixed term expires which will convert it to a rolling periodic contract.
Ahh, I see. As far as i know, at the moment it is leagl to have a 1 year tenancy agreement then roll over to 6 months periodic.
Perhaps this pending announcement/implementation is why I was not able to amend.
Thanks for sharing.
Do you have a .gov link with more information on this?
Hi, I want to change it from after a 12 month contract to a monthly periodic rolling basis to - a 12 month contract to a 6 monthly rolling periodic basis
that’s not possible. You’d have to issue another 6 month tenancy after the 12 months and then keep doing that every six months. Periodic means every period that the rent is paid so unless the tenant is paying for six months at a time, this can’t be done. Even then I doubt it.
And the RRB will make it impossible anyway.

Thank you, very helpful. I will carry on with Open Rent as is
If you are using Openrent, don’t tinker with the agreement. They know what they are doing, you don’t, so leave it be. You cannot just do what you want in the PRS now.
Many thanks Karl, I have gone with the OpenRent default.
