I have a potential tenant that never lived and worked in UK, but they said they can provide professional / mortgage reference from Ireland. They said they just move in and having jobs here.
is Mortgage reference is a good source for credit score?
can I ask they job offering letter?
what else should I pay attention to?
A good guide for credit is ask for the last 6 utility bills from the previous property they rented, they will tell you they are in credit or in trouble.
Don’t just ask for the job offering letter, ask for the full details off their employer and ask for a reference from the employer to assure you it is full time permanent employment, ask for a guarantor and make sure you do your due diligence on them.
other things to pay attention to are:- to furnish them with, Booklet how to rent, energy performance certificate, Gas safety certificate, electrical safety certificate. documents for UK Citizens or None UK Citizens whichever applies.
A guarantor is someone the tenant supplies who will guarantee the rent payment or other potential debt’s
if the tenant defaults on any payments.
The situation you are in I would highly recommend you ask for a guarantor who is in the UK, they need to sign all the documentation that the tenant does and ensure you also check the guarantor as thoroughly as you would the tenant.
It appears you are not familiar with this process so suggest you make yourself familiar before you proceed.
@hazelyip I hope you wont mind me saying that you are in danger of making extremely costly mistakes for issues you are probably not even aware of. If you intend to manage the tenancies yourself or through Openrent, can I suggest that you do some landlord training, such as the NRLA Fundamentals course. The courts are very unforgiving of landlords who make errors.
