You should definitely pay the extra to be on rightmove. This is typically the biggest source of enquiries by far.

I have the same situation. Paid £29 but not advertised on the Market. I have sent several messages to the help team asking for an upgrade and they send the link re paying the full amount. I just advertised yesterday so asked if they cancel the sale £29 but to no avail.

I had a quick look. It is substantially more expensive that other 1 bed flats coming up. While it does look nice it’s got electric heating which costs circa 5 x more than gas so with energy prices what they are will put people off, particularly given rental price.
I dont know the area but rents are falling in plenty of places in south so market may not take the increase you are asking for.
Yes, tenants staying putfor the mo and market slow. What u paid looks good. U might want bite bullet and employ an estate agent. Avoid void.

will you pay the £50 in tax at the end of the financial year anyway? If so, it’s a no brainer. If not, do it anyway.
