Hi there , the openrent ast contract says that notices have to be served at the landlords address or by email or to the tenants address or email .
So I assume a what’s app or text message to quit a tenancy that’s periodic with a months notice is not sufficient?
It could be rejected as invalid. It could equally be accepted with written confirmation by email/post and that would make it valid. This is not recommended for joint tenancies.
A good AST will specify what are the agreed channels of communication for serving notices. They can be Whatsapp or email but it is best to have that documented and the relevant phone number or email address.
