Open Rent for the first time

Hi
I am thinking of using open rent for the first time after using agents for 15 yrs .
A couple of questions to start , after advertising a house and prospective tenants are interested are some tenants automatically filtered out so I’m not meeting unsuitable tenants ?
If tenants come to view the property and are interested is it then that they reserve the property and pay a weeks rent ?, do you hold the weeks rent or is it held by open rent ?

No one is automatically filtered out. You do the filtering, but I would recommend turning on pre-screening questions & ask the questions you want about source of income, who will live there etc… etc to help with that filtering. You only have to invite a select few to meet you / viewing.

If you are using Rent Now & using OR digital AST, I’d encourage no one to pay the holding deposit until you have agreed with them that they are your preferred applicant & then invite them to pay the holding deposit, which they will pay to OR. They will then also pay to OR the balance of the 1st months rent & actual rental deposit, upon signing or before move-in.
