Can anyone help regarding contract clauses regarding pets?
I assume I need this?
Does the tenant have a good monthly income? If not then it will be practically impossible for you to recover the cost of any pet damage that exceeds the deposit.

Landlord Law has an in depth page regarding pets and clauses specific to different types of pets.
I would advise you increase rent to accommodate the animal ( I add on 10- 20% pcm)
