Hi all
An unusual one where a potential tenant does not have a guarantor and is self employed but has suggested paying 6 months rent upfront. He seems genuine but has anyone experienced that before?

I have had this on 2 occasions and all was well. Check his last 3 years accounts.

Not unusual at all. Have you been able to verify that his regular monthly income comfortably covers the rent? Can he show you a few years tax returns?
I’ve had it but then no rent afterwards
It’s a judgement call
I would reference them and make sure previous rent payment was regular
Check bank statements and speak to landlord
I had it and got a guarantor too. It worked for a little while but then didn’t so i was glad that the guarantor paid without argument and eventually the tenant moved out.
