Question about tenant not being the one paying the rent

Hello,

I have received interest from a family consisting of a woman, her mother, and father who are interested in renting my property. However, the actual tenant who will reside in the property will not be responsible for paying the rent, as it will be taken care of by her brother who has recently been transferred to the USA by his company and now resides there.

I am concerned about allowing them to rent my property as I am unsure about the legal measures I can take if the brother fails to pay rent. Additionally, I am unsure if rental insurance would cover such a scenario since the tenant is not paying the rent.

Can anyone advise me on what i should do?

Look elsewhere. Plenty of choice. Why take unnecessary risks like this?

It’s ok until either the one in the USA can’t afford it , falls out with them or just can’t be bothered

Someone else paying the rent usually smells of trouble. If they are trying to be dodgy with payments, it’s usually because they want to hide their true identity and sounce of funds.

There’s nothing stopping the person with money in USA from transferring the money to the tenant’s account in the UK to pay you directly.

It’s your house, take your time and rent to someone you can trust where all documents, their ID, account details and references refer to the same person in the tenancy contract between you.
