Yes! I thought it was me! I’ve got one bed apartment in a good area and initially they were rented to doctors/dentists/teachers, now all of a sudden it’s post grad students/scaffolders/builders. I guess all the high income/honest people have chosen to finally buy!
I am a builder !! Good income as well, own my property but I would try not to rent to a builder as they can be a bit messy !
What you are describing is exactly what happened to me and I believe many other landlords.
Twenty years ago was a lot easier without any check and vetting or even without asking deposit…yes…it was enough to have a good chat, look your potential tenant straight in the eyes and you’ll know if honest or trying to be clever. Time has changed. Now you need to go through all those nonsense burocracy and , somehow, making tenants clever enough to hide their past. I had a potential tenant on 48k (wow) salary working for umbrella company and 3ccj and movements on bank statements showing that at the end of the month left with only a few pounds…now you tell me how can you rely only on incomes only someone working for umbrella company, bad money management?
Yes. The prevailing attitude among all society is ‘get away with what you can’.
I had emails from
Tenants saying they had no ccj’s and Still open rent gave the deposit back to the tenant after they failed referencing. A signature is no proof that the tenant is the person that signed it as open rent don’t see any signature from the tenant when they join. I can only assume it potentially may deter any cheaters and liars.

You are allowed to keep the deposit if the potential tenant has not told the truth.
Some reference companies want a higher earning multiplier than others.
There are a lot of tenants asking for their partners not to be on the tenancy so they can claim housing benefit.
You now have to ask so many questions about income and job security before you reference a tenant.

Same here. I keep paying for references and potential tenants keep failing it. They offer me 6 months rent in advance
Has anyone had a similar experience before? Would you rent your place if they are failed on referencing and offer a 6 months rent in advance or listen to your gut feeling?

I do. But after referencing, it is always lower than they previously stated.
In this case, they usually offer 6 months rent in advance. But what happens after 6 months. Does it make any better the situation?
You do not need this tenant then
You could make them fill in an application form before referencing that asks for income and whether they have ccjs. You could then take a holding deposit which would be non-refundable if they failed referencing due to lies. If you do this, make sure you do it properly or you’ll breach the Tenant Fees Act.
