@tatemono , I think you have missed the point completely. Whether I have a forwarding address or not, I will certainly not be handing them over to a stranger who isn’t my tenant yet. If the tenant doesn’t want to rent , I believe he can try a different property.
you stated that you “may not have his forwarding address”. Not having one is bad practice and I was advising that you should do. This was my one and only point… and your response clearly indicates that you missed it completely
Please stick to the original question. A potential tenant is asking the LL to give details of the previous tenant so they can ask questions about the property and the LL.
If you give details of your past tenants to strangers who may or may not become your tenant, that’s your cup of tea, not mine.
Now, I don’t hold forwarding address and even if I do, I will certainly not be giving it out.
When a tenant leaves my property , I do checkout inventory, we agree what needs to be deducted from the deposit. Utility meter reading are taken. As a LL, you contact the energy and water suppliers, give final readings, job done.
If you do the above , you’ve got no reason to ask for forwarding address.
Even if the tenant gives you one , what makes you think it’s the correct address anyway?
Before I became a LL, I rented and when I leave, letting agents asks for forwarding address, they get a dummy address
I think the real problem is giving previous tenants details to a stranger!
Maybe Openrent could look at having sime sort of “Trip Advisor” type rating system for when a tenant leaves a property and as with 2nd hand cars how many previous tenants in.a time period this may show a high turn iver of tenants coupled with very few reviews or numerous bad ones would advise a prospective tenant (and Openrent) to the LL
It’s been on the cards for years, however, it’s an extremely complex system to administer fairly and to be able to avoid the inevitable revenge reviews. Just one bad review could totally ruin it for either the tenant or landlord.
