Referencing and Let Agreed

Hello, Im a new tenant user to OR. I started the rent now process and i’m waiting for my references to go through. Went to check the ad and it now says “let agreed” Does this mean that the LL went with another tenant?

Only one way to know, ask the landlord

My understanding is OpenRent will only let landlords accept one holding deposit (which is the law). As soon as a landlord accepts a deposit, all other deposits will be returned by OpenRent and the property will go ‘Let Agreed’. So if you have not had your deposit returned it suggests that the property is Let Agreed as the Landlord is proceeding with you. I have not seen OpenRent from a tenant perspective but I would hope their is the facility to log on and check the status of your application, but as Mark10 suggests, ask the landlord.

Thanks for the quick reply. The LL is not reading or responding to my messages today.

How many days does the LL have to move the renting process forward after all th references went through?

I dont want to get stuck in a situation where the LL does not move the process forward and my holding deposit gets stuck.

What is the deadline for agreement?
The deadline for agreement is a concept introduced by the Tenant Fees Act 2019 and is the point at which the Act expects the tenancy set up to be completed (i.e. everyone has signed the contract).

The standard Deadline for Agreement (DfA) is 15 days after the tenant(s) pays their holding deposit.

What did the LL say about it when you viewed the property and he agreed to you starting the rent now process ?

Yeah, LL messaged me on OR asking me to start the rent now process. All references went through but no answers whatsover for 2 days already. Feel like I’m getting ghosted and just wasting my time and deposit money.

If you’ve paid deposit through openrent it would be returned in the event of landlord not playing ball. A few days is not long enough to be too concerned. Happens a lot on here.

Yeah, paid through openrent so I’m cool with that. Just the time wasting and asking for referees for their time that bothers me.

I’m staggered that the landlord hasn’t communicated to you each step of the way as to the current process and what is happening. Communication is key to a good relationship and that starts from the enquiry stage. I wish you luck
