Does anyone have experience of businesses/agents offering rent guarantee to landlords?
Some offer extended 3-5 years and even offer rent yearly in advance that includes maintenance in case of damages. Are these insurance schemes?
I suspect there is a catch somewhere - anyone with any knowledge?.
it’s business, right? That means that the business/agent offering you the deal is making more than you are and taking less risk or they wouldn’t try so hard to sell these schemes. The catch(es) will be in the small print. They’ll include terms that, say, imdemnify them from you pursuing the business/agent when your property turns into a drug house or is utterly trashed by tenants no one can successfully accommodate.
If you’re serious about pursuing these schemes, ask them for a contract and go over the small print yourself.
