One tenant has paid in advance
How can his money be separated from the others monthly amount , rather than it been in credit for all tenants
Legally you cant separate joint tenants or their rent. Its better to give them individual tenancies or youll have even bigger problems when one wants to leave.

If I put this tenant who’s paid in advance on a separate contract —-
How will the hmo work then with the split the bills gas/ ele/ water / etc. ?
And at checkout , how does it work if there’s damage or just cleaning is needed?
You cant split off an individual tenant or youll have 2 tenancies running on the same space.
Your options are:
- A joint tenancy where there is in effect only one Tenant, comprising all sharers. In my view this is only suitable for groups of friends.
- You have individual room only tenancies for each person and you then pay the Council Tax and utllities and charge an inclusive rent. This is more suited to groups of strangers who wont want to be responsible for each others rent or bills and will likeky start and end at different times.
