My tenant is paying rent but always late 7-10 days and keep chasing him every month.
If I issue a notice to vacate the property what is rent guide ?

I wouldnt regard this as cause for eviction if he’s paying in full each time. Why don’t you talk to him about why. If, for example it’s the day he gets his salary paid, you might make an informal agreement to just accept it 7-10 days late.
