I have a open rent tenancy. My tenant moved in four months ago into a 12 month contract with a four month break clause.
She has paid the rent in full up until this month always in four or five smaller amounts every month since she moved in.This month though she is very short.I have tried to get her to contact me and to call her to help resolve this problem but I get only lies or no response at all
I think she has taken on to much and I want to ask what other landlords would do before she really is in arrears .I have tried helping with suggestions of spreading the payment but she is not responding .
You will have presumably checked affordability when she applied for the tenancy. Do you know what has changed? Has she lost some income? Benefits or wages?
Is there a guarantor?
I would suggest you have a conversation with her about her suspicions and try to persuade he to find somewhere else asap.
Maybe pit your proposals down in paper and push them.through with a note.on just sayi g that if poss you want to help her and details of what you suggest that way she can look at it in her own time (she may be struggling mentally if she is loosing income and cant afford her home)
And some people understand it better when it is written down
Give her a time scale to get bcak to you for either help or a solution and unfortunately if its not forthcoming then start the eviction process i know its not nice and you want to help but you have to look at the longer pic and this soimds like it will only get worse before it gets better and the longer you let her carry on the.longer she will try to
