Anyone from Wales on here? Looking at the Rent Smart Wales website to register and obtain the required licence.
I am not a miser but every penny counts, what is the most cost efficient way to do the required training (online) before getting the licence?
Is it worth joining the NRLA and use their training or look at one of the approved training suppliers e.g. Dawson Training?

I used Dawsons. However I subsequently joined the NRLA (when the Renting Homes Act was about to come into force,) it has bee worth every penny in understanding the differences of renting in Wales, and for accessing Welsh specific documentation.

I too am a LL in Wales, a member of NRLA, and a RentSmart licence holder
I did ALL my training online with RSW/NRLA have been more helpful than WAG offerings IMO as new contracts have my tenants asking me whT stuff means..never ever had an issue with old tenancy docs…

Sure ALL your checks on prospective tenants completely b4 agreeing anything..photograph everything, inventory signed make sure you serve ALL documents, check RTR and take personal copies of keys docs ID/ passport double check employer.. also do monthly then 6 monthly visits to check they are looking after your property…from the get go they know to keep it decent..if any issues flag straight away..reminding them of their duties as a tenant, give them a timescale to sort then recheck.I have lovely rel with my tenants however they also know if gardens are unkempt/house dirty.. I will give them a nudge too
Let all tenants view/ answer questions.then sit and scrutinised all answers put them in order and once checks in which ones look the safest/best bet for you
