Tennant has just come from Hongkong, difficult to reference but wants to pay 6 months rent upfront, any suggestions on whether/or how to proceed with the applicant?
You can do some referencing yourself. Do they have a job? is the job sufficient to pass affordability? Do the have any other savings? Are the willing to show you 6 months bank and credit card statements so that you can check income and spending habits? Where did they live in Hong Kong and can anyone provide a reference?
Just a thought but taking 6 or 12 months advance rent you will need to ensure you don’t run into problems with Anti Money Laundering legislation and in turn tax authorities. It can be a big problem where funds come from abroad. Also paying to get the right checks and authorities done professionally is yet another unwelcome cost of doing business.
