Hello, I left the UK with my family about 6 years ago. I am now looking to return along with my family in summer this year.
I am self employed and have maintained financial connection to the UK, so I have good credit rating, bank statements, tax returns, etc. I have a UK address for my business as well. However, I do not have a rental agreement or council tax bills. What other referencing information is needed to apply for a rental property please?
Thanks
Did you rent before you left the UK and are you in touch with your LL at the time if you did? Did you rent where you were overseas? If so, ask your current LL if they will provide a reference to the new LL when you apply back in the UK.
If you’re self-employed can you show accounts for the 6 years you were overseas? If your business is registered in the UK, it should be easy to prove income from these.
Finally, I would highly recommend not applying for rental properties until you are physically present in the country. Very few LLs (or their agents) are prepared to rent to people they haven’t met or who haven’t seen the property in person… especially as by the summer, the Renters’ Rights Bill will almost certainly be law. If you want a property in place before you repatriate the family, it might be worthwhile lining up a bunch of viewings through an agent and then returning by yourself just for a few days simply to view as many as possible to try to secure one.

Hi,
Thanks.
Yes, I rented before I left the UK and I can ask the previous landlord for a reference. I can do the same for the overseas LL.
I have UK tax returns for the last 2 years as I moved my company back from Europe. But I can also provide company returns for the full durations also.
I get your point on arranging the viewings in person. That is the idea indeed. I’ll fly in a month earlier than the family so I can arrange for the property ideally before they arrive.
Thanks again for your time.
sounds like a plan… all the best with it
