Rogue landlords AND rogue Tenants database?

Iā€™ve always thought that licensing authorities, like Bedford Borough Council here, should hold a listing of ā€œlicensed GOOD tenantsā€. As landlords of just one Additional HMO, with 4 unrelated young professional house-sharers, weā€™ve been forced to pay a huge Ā£829.30 for a 5-year licence to show that we are responsible landlords. We can use this fact to promote ourselves as such.
So why canā€™t tenants be (voluntarily) licensed to show that they are responsible tenants? OK, it would require some effort by Bedford BC to validate that claim, but when reviewing prospective tenants it would be a useful starting point for landlords.

Totally agree Colin but the Sams of this world never will. They have absolutely nothing to lose and all to gain. It isnā€™t their hard earned money going down the pan. Unlike the anti social tenants we do not get everything handed to us on a plate. Referencing is needed to the hilt to keep these idiots out of our homes.

What about tenants who have been evicted so that a landlord can return to live in their property?

I donā€™t mean to be difficult here. I just mean to point out that the details really do matter and it might be harder to get right than it initially seems.

I concur yet this just requires a policy and PROTOCOL which should address all acceptable uploads to the website, we just need someone to knock up the website and get it started

Its that landlords property .why cant he return? When you hire out a car do you return it?

Thatā€™s exactly my point Colin. It would be perfectly reasonable for a landlord to recover possession via an eviction notice if they wanted to live in the property.

Well under law they have the right to stay in their home until the eviction notice expires. If they leave at that point they will have been evicted, but they havenā€™t done anything bad or wrong. They just stayed in the property for as long as they legally could and then left. It would seem unfair to exclude them from being able to find a home to live in just for that?

Or are you talking about situations where a court order and bailiffs are involved? If so then I agree - thatā€™s something many landlords would want to know about.

Oops so sorry Sam I have just looked more closely at your picture. I had a run in with a lad on Open rent not long back who seemed to think we were here for the purpose of funding his life. My sincere apologies for that your nothing like him. I am getting new

To add to my terrible comment earlier Sam my very first rental cost me Ā£4000 in arrears and 2000 in repairs. He came with the property originally but you live and learn. So none payment, damage to property, I am also going to put snobbery for want of a better
word. The place was disgusting on each visit. It was perfectly clean when we bought it and they gave him a good reference. Silly me.

Yes eviction to me conjures up court involvement

It would be interesting to know the percentage of bad landlords as compared with bad tenants. Both exist, but on balance I think there are fewer bad landlords. I go out of my way to provide beautiful properties, cleaned to the highest standard, and I would absolutely not appreciate a tenant trashing my property - failing to pay rent on time - or refusing to leave if given notice.

i get the strong feeling that there are by far more bad tenants than of bad landlords for sure, i find some locations being worse than other locations i must say, i have had my fill of tenant issues

There are bound to be more by number of bad tenants than landlords because many landlords have multiple properties. As a % we will never know

Last I heard there was 10 names on the rogue Landlord list is that right?, can you imagine how many tenant names would be on a rogue tenant list?
There needs to be proper control and not by another membership scheme we have to pay for but by government, just like CCJs are submitted onto credit reports the courts could do something similar for tenants that have been evicted for causing excessive damage, who are antisocial, those that wait for baliffs etc however too many bad tenants will still slip through the cracks as the landlord is just happy to get his property back in most scenarios and often has no forwarding address to take court action. Those Tenants that leave a raft of debt collectors for landlords to deal with is also becoming the norm.

Very true many years ago there used to be housing tribunals or rent tribunals I cant remember exactly. We need housing courts that decide quickly. Specialists.
