We need housing courts for tenant and landlord. They can issue a rogue list for either.
tenants crime is very common and cunning. I had a group of Bulgarian young men Plamen Petkov, Yordan Penev, Vasil aleksandev, [Ivan Dzhupanov, Georgi Tonchev, Kostadin Polejanov, Lubomir Manolov who had specifically studied tenant/landlord law in Bulgaria and knew about the pitfalls in the system. They used this knowledge to take over my house for 1 year. They didnt pay any rent, smoke drugs at the property and changed the locks. I was told by the police that I had to carry on paying all their utilities though they wouldnt let me in the property. They openly laughed at the EnglishTenant/landlord law and said they are not doing anything wrong just taking advantage of the weakness of the law.
Although they spoke English very well they told the judge they couldnt understand the eviction papers so the case got adjourned for another time. The case dragged on for over 1 year and I lost about £20000 in rent, council tax fees (Newham council forced me to pay their council tax) and solicitors fees. It was a horrible nightmare. After that I am very scared of renting.
thats why we need to vet, vet, vet these potential tenants in the first instance, i wouldnāt take on Bulgarians or Romanians unless they provide me with enough paperwork to satisfy the Queen herself as its just not worth it.

Even when they have been referenced properly and thoroughly you never know when people decide they want to stop paying. The only way is for the law to change. Not paying your rent is theft. It should be made a criminal offence. Charities like Shelter only make things worst for landlords.

The house is only a 3 bed and when it was rented through an agent it was for a mother and her son. It was later that they introduced their nephew who let in the others. They were all there unlawfully yet the police were on their side.
I will never forget their names as they put me through hell.

Shelter people only think of themselves and getting money from anyone for their ācustomersā. That is all they care about. There is no balance.They are always against landlords
Hi Andrew, Just a reminder that discriminating on the grounds of nationality is unlawful. Nationality is a protected characteristic under the Equality Act 2010, so canāt be used as a reason to reject tenants.
Iād be rather weary of making generalisations about large groups of tenants in general. We always recommend considering tenants based on their individual circumstances, not general characteristics.

That is very true We can let a bad group of tenants cloud our judgement .so keep those naughty thoughts in your mind and do not VOICE them. , or write them down. I for example have no voiced opinion about people who travel around in caravans , pitch up on someone elses land, get evicted, leave an almighty mess behind ( i have seen this in many areas around Merseyside) And do the same elsewhere. No voiced opinion that is but ask me privately??
Sam you need to be extremely careful when you make fictitious flippant statements which can be perceived as slander as you just have.
I strongly recommend that you re-read what it is that you read that makes you think what you said as I did not state at any point that I will not be renting out to anyone of any specific nationality or race in any capacity I merely emphasise the necessity for acquiring a lot more documentation and that goes for anyone that is not holding a British passport and if you check you will clearly see that one legally has an obligation to ensure adequate documentation is in and more so for anyone that does not hold a British passport so I would appreciate it if you get your facts straight before making unfounded frivolous accusations as I donāt take to kindly to anyone trying to imply or twist my words to say anything other than what they do say I trust I have made myself clear if not you need to respond and be extremely precise with absolute clarity and conviction not to mention providing the substance to your statement so that it can be investigated further by me as I can assure you I do not discriminate ever.

Yes good point re Right to Rent checks and requiring specific combinations of documentation. People reading this thread can find them here.
Hungarian and Bulgarian nationals are EU citizens, so they need only show their passport to pass the checks. In this sense, they require no more documentation than British citizens.
