Does Open rent have a rolling contract template in written form (with Rent Review Clause)? we are moving from fixed to rolling but would like to have a writting form of the contract which both parties are going to sign. thanks
When the fixed term expires the tenancy agreement automatically becomes a statutory periodic tenancy with the same terms and conditions. It is not necessary to have a new tenancy agreement. The statutory tenancy rolls on indefinitely until either tenant or landlord serve notice to end it.
If you use the Openrent contract then it becomes contractual periodic when the initial term expires. Therefore the same contract still continues.
thank you. how do we go about increasing the rent in the new rolling contract? we have emailed the tenant is he seems to be ok. what do we need to establish the new rental amount? thanks

If you don’t have a rent review clause in your tenancy agreement, then you can increase the rent by informally agreeing it with the tenant. As soon as they start paying the new rent amount it becomes binding. Alternatively you can serve a s13 notice, (government form 4).This only applies to periodic tenancies.
