I’m looking to take possession of a rental property. I wanted to give the tenant a long period of notice in the hope they could find an alternative property. At the end of November 24 I served them notice using form 6a and gave them 8 months notice. I now realise this was a mistake as the notice is only valid for 6 months.
Another landlord I know has advised me to withdraw the notice and serve another one, however I’ve read that section 21 notices cannot be withdrawn. Can anyone advise me on this as I’m unsure how to proceed.
Speak to an eviction specialist. This is too important to get it wrong.

The notice doesnt need to be withdrawn. A s21 notice is only step one and doesnt compel the tenant to leave. It will just expire naturally and it doesnt stop you serving another valid notice now.
Thanks guys. I spoke to Landlord Advice this morning and their advice was that I can issue a new notice, but should also also send a letter withdrawing the original notice.
