Currently I am about to do a Section 8 for a tenant who breached term. Rent is still paying though.
It is said if it is in a fixed term and it is just the Ground of tenancy term breach then it is discretionary i.e. the judge can dismiss it rather than have to give you possession.
I was wondering if anyone went through this route with evidence and succeeded to get the possession order?
In my particular case, to make the evidence convincing, I am thinking is there any software or ways to take Airbnb webpage as a record as proof? (my case was breach of shortlet) because by the time it goes to the judge they would of taken it down. Also if you just print or screenshot, they can easily be edit in paint. Doesn’t sound like concrete evidence to me.
All suggestions will be very helpful.
