I need some guidance on “How to serve S21 to tenants”.
Can I do that from Open Rent, or do I need to email and update the open rent with the agreed-upon end-of-tenancy date?
Any other suggestions will be greatly appreciated.
I informed the lead tenant that I would serve the notice.
Given that the rental period starts from the 8th of every month, should I serve the notice today for an end date of 7th October, or should I wait until 7th August?
Reading your questions, you may need help with this from a solicitor or eviction company. There are lots of pre-requisites to a valid s21 notice, although there is no need to align the dates to the tenancy period.
I understand that OR has a s21 service tool, but some users have reported issues recently, so if you use it I suggest you do a backup hard copy by post.
I know more than you… but not enough to consider myself competent to issue a Section 21 & deal with a subsequent eviction. I’d always get a professional on this job.
