Should I rent my room?

Should I rent my room out? I live in Bridgend South Wales I’m working on a renovation project that me and my family currently live in. We have a massive room that is left empty at the back of the house. People have come to the house and said we should rent it out to people who are working or just passing through the area. My question to you is, is it worth decorating this room and renting it out? It would be a shared bathroom, shared kitchen and shared lounge.

The bedroom would be big enough for a sofa and a bed and a table as well as having a separate room with a toilet and sink for the tenant. I did have videos to show you, But ‘open room’ wouldn’t allow me to put them on here, if you would like to see pictures, let me know. please can you tell me if it’s worth in your opinion, to rent out this room? Provided you live there and share facilities, they can become your lodger. Check with the Council or a solicitor if there are rules that apply in Wales for this.

If you don’t want to share facilities you become a landlord and can’t rent it out until you become a qualified landlord trained in Wales - look up “Rent Smart” or register with Rent Smart Wales here. You may have to meet other licensing requirements for HMOs (Houses in Multiple Occupation) requiring fire doors, alarms, etc. to be fitted.
