Solicitor Recommendation please

Could anyone recommend a no win no fee legal firm?

I moved into a grade 2 listed building (renovated), very nice. 2 Bedrooms downstairs, living area upstairs, bathroom downstairs - I chose the property because it was close to town, I’m disabled following an accident, and have metal implants left side. Diagnosed autistic. My occupational therapist visited to check and offer relevant equipment. 2nd bedroom was for someone to stay when i have treatment. Friend viewed with me, and we asked for something to open the skylights because they have a short screw handle and even if a fully able person stood on 6ft steps, would be difficult to reach.

Soon after moving in last August, paint started peeling off in 2nd bedroom. I informed estate agent.

Skylights in roof, still no offer of an opening. Landlord said I should vacuum the loose paint and open a window to let it dry out. By the time he sent this request it was nearing autumn and very wet outside. Plus the landlord is obviously not aware none of the windows open. He just kept firing that its passed all regulations.

Now, I have had enough. Another estate agent have offered help and found me a property in the next street to my daughter. They have been so kind.

My current estate agent have been working hard with liason but I don’t always get to know what is happening. Due to this I contacted housing standards and it was an urgent case yet they sent no one out to visit. I have even explained the pictures do not give a true representation of the damp. Some bricks are now black, there’s white salty like dust. And brickwork falls away daily. The landlord has ordered me to clean it up and open windows!

I bought an air purifier. I asked kindly if the landlord would be prepared to offer me a reduction in rent because I can’t use the 2nd bedroom and there are no opening windows.

Plus, there is a serious discriminatory email from the estate agent.

As I have discovered, this property among others is owned by 2 people. A kind person and a bad reputation architect - so I’ve heard.

Moving into this property was a new start for me. I had just left a 25 year relationship and my father passed at the same time. Since last August I can’t describe how I have been feeling. Dismissed is minimal. But this is not about my personal circumstances. I need a solicitor who would consider taking this on a no win no fee basis with good reviews.

Last week the estate agent asked if I would be willing to let contractors drill holes on the bedroom wall and inject damproofing foam into it. There’s no opening windows!! I have no. Not want to. Have to, spend a lot of time with my leg raised due to swelling. So my work is carried out on the computer most of the time while laying on my bed.

I have spoken to citizens advice and they are appalled. Housing Standards should have sent someone to look at the damp and they haven’t. And, I don’t particularly take kindly to being called slightly disabled when I was involved in a horrible accident that changed my life.

Part of me is wanting to move out and forget about this madness. But then I heat stories from neighbours and people about this landlord. I just feel sorry for whoever moves in here after me.

Thanks for reading. BTW, the damp measurement was on average a 23. And the contractor that visited said the walls need lining out. The landlord doesn’t realise I have this recorded. I am absolutely disgusted having been a landlord before. I would never ever treat tenants like this.

What would you do?

From my experience, no-win-no-fee solicitors work on very clear breaches of legal obligations (e.g. deposit issues). I don’t think this is a simple case. You’ve also not stated exactly what you want the outcome to be, but it sounds like you have grievances with at least three different parties.

if you PM me, I’d be happy to pass on details of a no-win-no-fee solicitor I used in a deposit dispute. She’ll at least be able to tell you whether you’re likely to get a solicitor on such a basis for this situation.
