Splitting up flats to sell

I have a 4 flatted property and a 2 flatted property that i will be selling off. (As a LL i always felt that you need to own everything under a roof for maintenance purposes). However i might make a better profit by selling off the flats individually, they already pay separate Council tax and are effectively self contained.
Has anyone done this or have some gems to share. Currently both properties are freehold and each property has one deed.
Private rental has become so much of a chore and biased towards tenants that i have had enough. I guess there are more Tenant votes than Landlord votes.
