We rent the property one month before, when we go there for inspect the property. I notice they put another family in the 2nd floor master bedroom. For another 4 member family. It’s a three bedroom also we only allow max 5 persons The family have the agreement with us have 5 members. How to deal this situation. We are first time landlords. Please help us , Any suggestions

I’m a tenant and I abide by the rules of the contract, so I expect consequences if I break them.
I know life is hard for everyone at the moment and I obviously don’t know these people’s background, but it seems like they’re breaking the rules. If they REALLY ARE (I stress really are because some people will say this to put weight on their case, but may not necessarily be correct) damaging your property which is disrespectful and unlawful, then I would assume you should have words with them on both issues, preferably face to face and then stress them in writing to try and sort it out.
You need to serve them notice immediately. It would be a section 8 notice, but if you’re not familiar with this, go to a specialist eviction company for help. You should also report them to the Council for a breach of HMO licensing regulations or the Council will assume that you are complicit and prosecute you.
