My tenants want to travel for 3 months and find someone to occupy the property while they are away. It’s forbidden in the tenancy agreement unless I give permission. Can I add addendum stating a fixed period where I allow them to sublet but their tenancy agreement is still in effect and they are still liable and responsible for making their own agreement with whom ever they find to move in. I don’t want to be involved. Is this possible and if so where can I go to get help with the addendum?
I wouldnt risk it . If the existing tenant is an excellent tenant you may be better giving up 3 months rent if you want to keep them there when they return.
Nothing wrong with just sticking to the tenancy agreement and the tenant simply has to pay while they are away .
Neither you nor the tenant would be able to restrict the replacement to 3 months. This is a bad idea. I advise you to say no.
Huge risk, no way would I entrust the responsibility of finding a tenant to a tenant, they should pay rent for the “away” period, you will need to almost certainly change your landlord insurance to cater for this.
