Tenant has failed affordability but currently paying 1850 but deficit 210 for rent of 1775. Council confirmed that the UC is guarantee due to child disability. Current tenant want the lady to vacate as she has split from her partner. But she showed me 6 month bank statement. RGI she failed no adverse credit history. The lady look ok and coperatable but I would have been more comfortable if I could have RGI. I have never taken RGI in past and have considered tenant on UC and they have been really good.

In my opinion and thats all this is some of the landlords that post may diffee and i bow to their greater knowledge but you summed it up in the 1st line Tenant has afiled affordability just move in to the next one and before anyone comments about anti UC I AM A UC CLAIMANT THAT RENTS PRIVATELY
I have no problem with UC tenant as I have taken them before and they have been good. The bit I don’t understand is why RGI cant be issue for part rent.
RGI is insurance. Insurance is calculated on the basis of risk. If she’s failed affordability she’s a massive risk and no RGI broker is likely to touch her.
I would never ever consider an applicant who has failed affordability no matter how nice they appear to be.
