Open Rent Insurance and Tenant not meeting affordability

Hi, I found a tenant who is Turkish but works in the UK. Their husband is domiciled in France so I can’t add then as a tenant. The tenant has passed the credit check, and references but failed affordability. They wanted to add their husband to the credit check but they don’t have a UK phone number. I want to take out the Rent Guarantee Insurance to cover in case of no rent paid but I’m not sure I can with this situation. The main tenant has suggested to pay 6 months in advance and a 6 month contract to start with. This is what they currently do with their current landlord. I want to have the peace of mind of the OR insurance but don’t know if I qualify. I think they need a UK based guarantor if they don’t meet the affordability criteria but not sure they have this.

I would not touch this if it were my property anything complicated like this is a red flag to me, I would 100% only do this if you can get a rent guarantee- why dont you look for someone else there are more tenants than properties these days?

GM. Did they say why they want to move from their current rental property? But I concur, with looming Rental Reform any complicated case should be treated as red flag. Looks like current government is very adept at making poor decisions with negative consequences. I don’t expect any different from Renters Reform.

In general, it’s almost always cheaper to pay council tax for longer than to get just any T in.
