Supposed to get keys today

My contract started today I have paid everything. I have text and rang the landlord several times but now his phone is off and I still haven’t received the keys.

with an agent, with openrent or privately done ?

Yes I’ve paid it all, it were arranged for today in my contract that key exchange would take place from today. I have been texting since this morning and also ringing his phone but now the phones turned off

Has all correspondence and viewing , contract creation and payment etc been done through this platform? Not elsewhere like Facebook etc ?

No, everything…literally everything has been done through openrent. Contract signing, deposits, first months rent, viewings the lot

I have messaged them but it says upto 1 day. I’ve handed over the keys to my old house today I can’t believe it

something has gone wrong. Have you been along to the new place to check it?

I drove past around 4ish but there were no one there and the blinds were closed downstairs?

Do you have the landlords address ?

I’ve got a address on the contract yes, I think it’s a maintenance company that’s looking after the property though

Go around and see them?

Probably a miscommunication why on earth did you not arrange in advance exactly when and where you would collect the keys on day 1 instead of hoping somehow it would get arranged on the day (or if you tried and got no reply it was a big red flag)

I would contact the mgt Co details on the contract as that is whom the LL has appointed to deal with emergency etc issues. That’s why their details are on contract not LL surprised you haven’t tried them already (if you didnt). Fact LL details not on contract means he/she not the person to be dealing with for any issues- it will specifically saying the contract to contact the mgt co.

Tell OR support and @mod_harry and @Dan4 in OR’s legal team may be able to help.

The good news is that OR holds on the 1st month rent for 10 days exactly to stop rogue LLs from taking the rent and then not handing over the keys, so if it is not a mistake/miscommunication and keys don’t get to you soon then you will get your rent & deposit back

If a mistake/miscommunication and you get keys soon - then ask LL/mgt Co to clarify emergency contacts (what would happen if there was a burst pipe in winter etc - you need this). If a rogue LL and you get rent/deposit back chalk it up to experience I guess- sorry if v obvious
