Survey - what flat do you prefer?

Hi all!

I just want to hear tenant’s prospective on what is the most important specs to you when you are renting a flat so landlord knows what sort of property they can rent out.

There are 2 options which is in the same building below:

  • a 3rd floor flat facing southeast facing some opposite flats across a large private court yard but the flat is very quiet and away from train noise and road, just pure nice purposely built communal garden patio and seats below

  • an 8th floor one floor below penthouse, you get sun from east (width) and south (length) with an L shaped balcony, but you are facing a cross road and a rail that runs until 2am. although if window is shut then no noise at all and you get far reaching view. If you want a hot summer sleep with window open then you will hear noise.

Which one will you choose and which one you would pay more, less or the same and why :slight_smile:

If both flats are the same interior layout then I would go for the quiet one - I wouldn’t pay extra for the views and I’d worry about being on 8th floor if the lifts broke.

I would choose quieter one but if I didn’t have a choice I would take the other one,as it is hard to find a good property.

interior size is the same but the taller flat has extra windows so it would mean more sun and more outdoor balcony to enjoy the sun and far reaching view, as a renter this wouldn’t sway you over quieter one that has opposite building blocking 70% of the sun and with other people’s window facing you?

so you would be ok with the noise but it is just not the first preference? i.e. excellent view and sun means little to you?

I would love the second one as I love the sun I lived in Africa for 12yrs ,but I expect the other one would be less rent but if I could afford the second one I would definitely prefer it.

Well, have you tried living in front of a busy street though… imagine you paid most of your income to hear cars and trains won’t that drive you crazy?

you may get the sun but your sensation would be on the passing cars, motorbikes etc which may damage your experience totally?

oh i think i forgot to mention they are the same size

Yes I have lived in a busy street in fact the house i am in at present and so was the property in Manchester so I am used to noise but this house has had double glazing put in so it’s not so bad.If you are desperate to move near your family you can’t afford to be to chooosy.

And what is the rent, do you accept people on pension and pension credit & DLA that also covers my rent and part of my council tax?

so same flat size same price one with more sun and good view but more noise for you is better than lower but quieter flats? um, interesting to hear people with different views, it is not a clear cut is it :stuck_out_tongue:

Neither, I’d look for a different property with a pleasant, quiet, open aspect / view and not overlooked.

Everybody is different though. I once rented a 22nd floor apartment with a great quiet view in Kuala Lumpur for a very reasonable rent, since it overlooked a cemetery (if you looked down), a no no for most Malaysians. I moved from a large detached house because it was on a back road on the edge of the nightlife destination of Bangsar Baru, and was disturbed by revelers (parking on our road) heading home at 3-4am tooting their horns at their mates.

In terms of value the higher up the more expensive.
It’s a totally personal choice. I don’t like heights so there’s no way I would end up on an eighth floor.
